Scope Ground Up/ Tenant Improvement

Ground-up construction of 5 commercial-use buildings within the Fox Point Farms residential development – the first agricultural neighborhood in North County, San Diego. Work delivered:

  • The restaurant building features a first-floor farm-to-table market and retail shop, as well as a to-go bar selling coffee, drinks, and food
  • The second-floor houses Haven Farm + Table, featuring 24’ ceilings with a glass and steel roof, a large stone fireplace, a focal-point bar, and outdoor seating overlooking the farm
  • Additional commercial buildings: Fox Point Brewing brewery, Fox Point Roasters coffee shop, Hatch Gatherings events space, and agricultural support

“Nolen Communities worked with Dempsey during the early phase of developing the architectural plans for our Fox Point Farms project. By way of background, our original intent was for Nolen to be partners on the vertical development of 197 apartments. Having never built an apartment project before, Nolen was weary of the initial cost estimates given what we were hearing about construction prices. As part of our continuing Due Diligence, Nolen reached out to Dempsey Construction to review the architecture plans while they were still in schematic design and provide an opinion of costs, as well as asking for some recommendations related to value engineering and design changes that could achieve the overall design aesthetic but improving constructability. Based on their portfolio of work, Dempsey was able to provide us with real-time pricing information that demonstrated what the real project costs were likely to be, and helped Nolen revise our business plan and project to improve our returns. What we most appreciated about Dempsey’s willingness to engage early on the project plans was their understanding that the design was of paramount importance to Nolen – we didn’t want to compromise quality and cut corners.
